(or not...)The hunt for a home from the perspective of a single male who's never done this kind of thing before.tjsrhttp://www.blogger.com/profile/17600700397008517592noreply@blogger.comBlogger97125tag:blogger.com,1999:blog-5181927633189034521.post-33749841190075979732013-05-01T16:08:00.001+10:002013-05-01T16:08:29.173+10:00InspectionsAgain, there hasn't really been much happening. There was a lot of angryness while leading up to inspections, part of which came about from the simply not being told what the procedure would be, and being given the indication that a private inspection was in-place of a PCI (WTF?).

Eventually we booked the inspector to come in, but it was a 2 week delay due to the timing, and being told last minute that it could be done. A lot more prior planning and notice would have been more appropriate, and would have meant we could have arranged inspections much sooner.

During the first inspection most of the items found were minor - the only particular major things were batts missing from the roof and sarking having been cut through; other things that need some re-working were robe rails not being level (so doors return to the center), scratches on glass windows, cornices being cracked, oil stains on carpet, paint marks on floorboards, door handles being loose, a couple of two-way light switches needing reversing - nothing too major.
If anything, the most major thing I'm not too happy about is how the CAT6 return points have been installed - on to two face plates.

We only noticed in the second inspection that a CAT6 point is completely missing - we've missed it all along, and only just noticed it just as we were finishing up.

Hopefully more soon, maybe with some pics.tjsrhttp://www.blogger.com/profile/17600700397008517592noreply@blogger.com1tag:blogger.com,1999:blog-5181927633189034521.post-58541183526729415292013-04-12T13:20:00.004+10:002013-04-12T13:20:47.299+10:00The updates - they just don't exist! You see the volume of updates I'm posting lately? Yep, that's about the same amount of info I'm getting.

Believe me, I'm far from impressed.tjsrhttp://www.blogger.com/profile/17600700397008517592noreply@blogger.com0tag:blogger.com,1999:blog-5181927633189034521.post-4992790658999304162013-03-13T21:01:00.005+11:002013-03-13T21:04:11.086+11:00And then the calls stop.I realise it's been a long time since any updates have been posted. Main reason for that is that any change from this point has been minor - they seem to be moving at a rate approximately resembling fitting one tap per day, or something to that effect. It all adds up, but yes, we've only just got some render done on the front, and a driveway has now gone in.

So here's the latest progress shot:

Actually the other reason for lack of information is because that's exactly what they've been providing me - a fortnight ago I didn't get a weekly call from the site supervisor, and then last week I didn't either - making it three weeks since I'd heard from them. So I called them, and they had very little to really say. Also tried contacting my person at head office - nothing. No replies, no returned calls or emails - I really have no idea what's going on.

When I did manage to briefly speak to the supervisor they still won't give any hints on a handover date, and it doesn't look like being before Easter, which will push it out even further. Oh, and despite somehow managing to keep the crossover intact for the entire build process up until this point, when do they manage to put a nice pothole in it? Yeah, when pouring the driveway. Good going!

So right now it's getting rather frustrating being told very close to nothing.

Oh yeah, and fencing guy? I approved/paid for the fence on the left to be done some time in January, I thought it was supposed to be done by mid-late Feb. As you can see, there's no fence - but he's also completely dropped off the radar. No returns to emails, phone calls, nothing - he was supposed to be chasing up the other neighbours to get permission to put fences up. Haven't heard anything back on that either. IT's basically like he too has dropped off the face of the planet.tjsrhttp://www.blogger.com/profile/17600700397008517592noreply@blogger.com0tag:blogger.com,1999:blog-5181927633189034521.post-61851886352371160992013-02-22T13:56:00.000+11:002013-02-22T13:56:19.745+11:00The fences are down!Fences have come down around the construction site - not long to go now, it would seem.
The update yesterday told me we're looking at the following timeline for various bits and pieces:

Fixing of Hebel at front of house and first layer of render: Monday

Replacing glass in front door: Next week.

Front render complete: Friday

Internal painting fix-ups: Next week

Gutters and downpipes installed and checked: Following week

Driveway: Following week

Internal QA start: Three weeks

PCI scheduling: About four weeks.

Of course the actual PCI date could be months away :(

As such the study and bedroom 2 have been carpeted, but bedroom 3, the hallway and the master beedroom are still solid concrete.

Some time between Wednesday and Sunday though they've been in and laid down all the floor boards, so now from the hallway to the back of the lounge room it's all timber looking. Unfortunately when I got out there on Sunday night it was getting quite dark and reflective, so no decent photos to really be able to post.

Painting still needs to occur in the master and lounge room, doors still need to go on in bedroom 3, and the Hebel fixed up on the front façade.

Other than that though, it's mostly getting there.tjsrhttp://www.blogger.com/profile/17600700397008517592noreply@blogger.com0tag:blogger.com,1999:blog-5181927633189034521.post-10413491121975434532013-02-09T11:18:00.001+11:002013-02-09T11:18:47.938+11:00The splashback

That is all.tjsrhttp://www.blogger.com/profile/17600700397008517592noreply@blogger.com3tag:blogger.com,1999:blog-5181927633189034521.post-82210034704261976062013-02-07T19:27:00.004+11:002013-02-07T19:27:57.443+11:00Rendering happening!Good update from the site supervisor today - they've pushed a few things back, but some big progress items have also been completed.
They've held the carpenter back a week so he'll be installing carpets next week, and they're going to hold off a bit longer on the timber flooring - that will now be done at least the week after next or the following week again.
Plastering and re-painting has all been done - there'll be another layer of paint to be done over some areas but for the most part that's been fixed up.
Plumbing fit-off has been done, so there's taps throughout the house, and the first/base layer of the render over the Hebel was done today. They usually give it three days before doing the second coat, so he's hoping that by Wednesday the house will be fully rendered and coloured.
Most importantly though the splashback is getting fixed up tomorrow, so come tomorrow afternoon we should have a nice blue glass splashback rather than the tile one that was installed by mistake.

Getting close now!tjsrhttp://www.blogger.com/profile/17600700397008517592noreply@blogger.com0tag:blogger.com,1999:blog-5181927633189034521.post-86271343294716072322013-02-04T22:01:00.001+11:002013-02-04T22:01:47.407+11:00Garage doorThis can be kept as a quick update: Things done between today and last Thursday:
Just a few hours earlier I'd had an update from the site supervisor as well, which informed me of details something like this:

Tiling has been completed throughout the house.

Plumber will be in next week to do all the fit-off of taps etc.

Hebel guys will be inspecting the house on Friday, and Metricon are waiting for a report back from them.

The back wall that's been cut out (which was because of the frame being out of plumb) will be repaired early next week, after which they'll get the painters back in.

Flooring will be done late next week and/or early the week after, which includes both the timber-look laminate and carpet.

Tiles don't look to bad - they're basic though, and we didn't really have a lot of choice in colours for tiles. There was one very, very obvious screwup though. Remember how I said I'd paid for a glass splashback, which was basically what's going to liven up the room? Well, imagine my shock when I saw this:

Basically straight away I sent off a query, basically saying "I didn't know they put glass over top of the tiles..." ;)

As expected, they gave me the option of leaving it with a credit, or fixing it. A glass splashback isn't just a look and feel thing, it's also easier to clean and much better on the fire safety side - so it's definitely getting fixed.

Some other shots of the tiles having been completed:
Oh, and if anyone knows what flag that is... ... well I certainly don't anyway :P Flip it 90 degrees and it's the Maldives, but that way? Working through it today I've grabbed dozens of colour swatches and a few sample pots to get some ideas, and some MDF to paint as large test patches - since you can't really be expected to get a good idea of what things will really end up being like with just small samples.
From that I can decide what to use to go on the walls straight after moving in.

The toughest decision is which specific colour for certain areas.

For the study I want a dark colour - you don't want light colours that reflects lots of light on to screens - so I'm looking at a deep blue - probably the one on the far right. The background colour is the Beige Royal Half that's been used throughout the rest of the house. The blue I've grabbed a sample pot of is the Bedazzled Blue, a Pascol colour.
Unfortunately it's really difficult to get a decent shot of the study without a 10mm camera lens (Lumia 920 is only 26mm (35mm equiv)), which I don't tend to carry around.

Any colour used on either the north or south wall here would be visible either from the main living area or from the doorway.

I'm seriously considering Turners Light for the main wall in the living room - that'd be on the left in the below shot.
For some reason someone has decided that rather than wanting a power point to be near the bench, you'll want it all the way off in the corner where cables have to run across to. While on the drawings it could be argued it's just a little bit off to the right from where it should be, the drawings show it's pretty clearly supposed to be placed right on the edge of the bench.tjsrhttp://www.blogger.com/profile/17600700397008517592noreply@blogger.com0tag:blogger.com,1999:blog-5181927633189034521.post-77694868426597455392013-01-11T18:30:00.000+11:002013-01-12T21:48:45.119+11:00Painting - first coat doneOriginally there were no plans to drop by last week since there has seemingly been no work going on, but I figured best to just drop by and check. The first obvious thing that was noticed was two other sites which have started - a neighbour two doors down across the road has had the site cut, and my neighbours on the corner block adjacent to mine has all the fencing up.

The render hasn't been done, but I circled the house and checked through the windows, while doing so checking that all the doors were locked... they weren't.
Should I be getting stuck in to the painters for not leaving the house locked?

Of course, I took a look around.
There's quite a few places where you can see that the paint is very thing - or even completely missing. I would guess then they're planning on doing three coats of paint, but I'll be checking this with them. I don't see them doing three coats as of now on those unpainted areas.

Plus side it looks like couches and beds have been selected, but we can't order them until we have a target completion date.
The biggest problem here is that some furniture can take 6 to 8 weeks to be made, but on the other side of that they don't want to hold it more than about 3 months.

Once we're back from the holiday period I'm going to put a bit of pressure on Metricon to at least come up with a target so I know when I can start placing orders for furniture - the massive pile is starting to look quite substantial of all boxes of gear to be moved in.

In the meantime I grabbed a few other little useful bits and pieces:

I saw these in EB Games - they're actually sour candies (in tins), but when I saw them their use was immediately obvious - they will be waterproofed, a spike drilled through the base, and them placed strategically in the front garden.

Sockitz powerpoints. They're an Australian company who have gone and created powerpoints with two USB ports for charging things like phones. Thtere's a major difference in these any many you might find at places like Bunnings - when the dust-cover on these ones are closed, the transformer for the USB ports are actually electrically disconnected, so there's no 'leakage' or standby power being drawn. There's a 1A and 2A port (devices like iPads need 10W/2A ports).

Ah yes, rugs. There's been a little stall down at Knox for most of the year, but I didn't want to have rugs lying around being stored, so the plan was to wait until they're closing up - which is now. What I didn't expect was that they'd have 50% off everything as their lease expires.

Result is I ended up with these two matching ones for just $130! The smaller one (first two photos) is a 120x160 one, and the larger one is 230x160 - one for the entryway and one for the lounge room. They're really nice and plush - they don't feel cheap at all... and Casper loves them ;p

And lastly, I couldn't resist. A fourth Animaniacs cel to line the walls - this one will be what goes outside the master bedroom doors, in the entryway.

tjsrhttp://www.blogger.com/profile/17600700397008517592noreply@blogger.com0tag:blogger.com,1999:blog-5181927633189034521.post-20498419842789092362012-12-14T18:30:00.000+11:002012-12-18T20:29:24.834+11:00Lock-upAnd then the call on Thursday arvo - we're basically at lock-up, which was confirmed on Friday.

The site supervisor has told me he's looking to try to get someone to do the first layer of render before the Christmas break, and is also looking for a painter who's willing to work over the break so we can continue to have at least a bit of progress in those three weeks or so.

Achitraves have been installed, and of course all of the external walls are finished; small issues with the door locks also fixed. Most significantly it looks like cabinets will be installed on Monday and Tuesday right throughout.

One thing I've noticed is the glass that's on the front door - it doesn't appear to be what was ordered. I was reluctant to have glass on the front door as because of the design of the house it would mean you could see straight down the entire length of the house - so I wanted some kind of translucent or frosted glass. It looks like what's currently in the door is regular transparent glass, so I'll mention it in the coming week or so - it's entirely possible they already know about it and it's going to be replaced at some point... though I kinda think unlikely. I'm not too keen on on people being able to rock up to the front door and see exactly what's going on inside.

Lastly, the camera company are still having fun with the delivery company - those cameras that were missing? They sent a replacement package, and that package too was claimed as having been delivered but never showed up. We've checked the security cameras here 30 minutes either side of the time the driver claimed to have delivered them, noone came in to the street, let alone near our house. Not only that but the driver never showed at the depot that night or the next morning for more pickups. That's gonna be a funny story to see played out.

Since it's now getting to the point where stuff is getting installed inside, I might start delaying posts by a week or two - just in case there's any opportunistic types who go "ooh, a blog telling us when everything's getting delivered that we can rock up and pinch". Because we know how popular construction sites are for break-ins.

Anyhow, progress photos.
It was taking it's time being shipped out, but I got told it arrived this afternoon... with a twist.

In an amusing twist, the security system had been cut open and two of the cameras stolen from the delivery. The manufacturer/reseller have been really good about going through everything item-by-item to list what is and isn't there, and what needs to be sent out to correct this, but I find it amusing that of all things that get tampered with in the mail, it was a product which would monitor activity of tampering and theft ;p

Maybe they should ship them connected to a UPS, recording the whole time? :Dtjsrhttp://www.blogger.com/profile/17600700397008517592noreply@blogger.com3tag:blogger.com,1999:blog-5181927633189034521.post-71150392313080710992012-12-03T21:05:00.000+11:002012-12-04T22:16:49.556+11:00Plastering doneNo Hebel up today, instead it looks like they've decided to work from the inside out. Internally the plastering is all done, so all the electrical cabling and insulation is hidden both in the walls and roof.
Hopefully there's some Hebel walls up on Monday.
However all of the electrical cabling is done - some showing some kinda shoddy work, which I'll follow up on (and post some photos of). I need to check on the requirements for distance between electrical and data cabling.
There's also electrical cabling visible from outside and poking through some gaps - which I expect would explain why they've now had to get doors on. But with the roof basically complete, they're in a position to start going nuts with the internal fit-out. Because of the tradie's ute being parked out front I couldn't get a clear photo from my usual spot - doh :(

That was Saturday. I dropped by tonight (Monday), and even more progress - we now have a roof! In fact most of the tiles are done - there's probably a few to go but for the most part they won't have much left. Hebel should be delivered mid-week and ready to start being installed late or early next week, so then we'll have walls!
Also, while checking out progress on Saturday, I ran in to some new neighbours - the one on the corner adjacent to my garage. Land there hasn't titled yet, and they'll start building mid January.

One thing I discovered from talking to them was that fencing along the footpath/public space isn't the same as between properties - it requires a much higher standard, and to go with that a much higher cost. All these little things they don't tell you when you select a lot :/tjsrhttp://www.blogger.com/profile/17600700397008517592noreply@blogger.com5tag:blogger.com,1999:blog-5181927633189034521.post-53672478875604644522012-11-21T21:58:00.001+11:002012-11-21T21:58:14.119+11:00Frame completionNot much to say here - so here's 10,000 words worth of photos.
